The house is situated 1 1/4 mile from town & beach, but also has : two playing fields and play parks, river walks, post office, garage, chemist, lydl supermarket, hairdressers, sports centre, pub, bakers, butchers, news agent. an infants school 'Manstone' , two primary schools: ‘All saints’, & ‘St. Nicholas’ and 1 secondary school: ‘Sidmouth College’(and sports centre) - ALL within 5 mins walk from the property. Sidmouth is a quiet, unspoilt seaside town with stunning cliff line and views. The beaches are sand and pebble.
There is a wonderful river walk all the way into the town from just over the road from where I live.
Sidmouth has a marvellous Theatre, sports centre, golf club, sailing and sea angling club, cinema and indoor public swimming pool, library and cottage hospital( should you be u nfortunate enough to need one!) . Sidmouth also plays host every year to the famous ‘International Folk festival’. Great fun for kids and adults alike.
Location:
12/15 miles (15 mins drive)to EXETER- our nearest city..Excellent shopping, college of further education and university .
Bus goes every half hour from the bottom of my road.
10 miles to Seaton
10 miles from Honiton.( main line train station)
10 mins drive to Ottery St Mary
20 mins drive Exmouth with its very large soft, white sandy beaches.
House:
House has small hallway, three light and sunny bedrooms,(two double and one smaller but bigger than a box rooms), bathroom/toilet, G C H, D G, lounge with small shelved walk in cupboard that I use as a little computer room. open fireplace (needs attention), kitchen and seperate dining room. outside toilet ( useful for the kids!) and gardens front and back Parking for two cars available directly outside the property , however permission can be sought from the council to create a private parking space/hardstanding (and funds are available toward the cost)There is ample room without ruining the front garden.
Also The council are now running what they call a 'Voucher Scheme' whereby money is available towards approved house improvements such as kitchens, bathrooms and private driveways. Up to 33% or £1500 may be awarded towards costs of materials and professional labour.

Toilet could easily be removed and door put on porch to make small utility room for washing machine /tumble dryer.etc..which would then measure approx 8.5 x 3.5 -and make more room in kitchen! I saw this done recently..wish I`d thought of it long ago!!!
Outside kitchen back door is a concrete patio/hard standing area (needs slabbing out) approx 8 ft wide and length of lounge and kitchen. - Useful area for any future extension work, shed or conservatory.
raised flower beds iether side of 3 slabbed steps down to garden which measures approx 32x32 - looks very bare in pics as I am in the process of re-seeding the grass
Also side steps down to garden , washing line and back gate leading to small lane which runs at the back of the houses.
Built-into-the-house outside cupboard / shed with 2 strong wooden shelves- for tools and lawnmower etc .approx 4x3
small patio at the bottom of garden.surrounded by mature trees: Rowan, cherry blossom, white lilac.
There is a large holly tree and another tree (not sure what -could be maple)with rope swing over small graveled area.
I am looking for a 2/3 bed detached/ end terrace or semi det. hse with garden ( pref solid fuel heating /open fireplace/woodburner) and pleasent views in Tetbury , cheltenham or Stow-on-the-wold areas.
I am looking for a new start after having lived happily for 17 years in this house and nearly 32 yrs in Sidmouth!
I would like to move in the school summer holidays as it is important that I am settled in somewhere, before my daughter starts secondary school in sept.
