Hi there

I have a 3 bedroom semi rtb. I am looking to exchange anywhere within this are: Left as far as Carmarthenshire, up as far as Gloucester, right no further than Melksham and down as far as Ilfracombe. If you have 3 or 4 bedroom house or bungalow (i have a disabled daughter) in a rural/semirural location or coastal location, we may have the beginnings of something!

let me tell you a bit about my place:

3 bedroom semi at the edge of Withywood with great views of the countryside (a 10 min walk and your in it!) We are in a quiet road where we are not overlooked as we back on to a primary school (dead handy if you have kids!)

The house is a 1950's poured concrete construction (don't confuse it with RPC construction - the type with concrete cancer) the walls are solid concrete and is pebble dashed.

THE BEDROOMS:
There are 3 bedrooms as i've mentioned, 1 large 1 at the back of the house with those views, 1 large at the front together with a box room which is big enough for a double bed. The rear bedroom is laminated flooring (due to the needs of my daughter) and has been turned into a sensory room for her, featuring lasers, disco lighting, mirror balls bubble tubes etc and is painted plaster walls (we found out she doesn't "like" wallpaper! There are 2x2 sockets in here but they are at ceiling height - we found her licking the sockets one morning, and the light switch (dimmer) has been moved onto the outside of her bedroom. The bedroom also has a tv ariel connection.

The box bedroom has a bunk bed currently and a large wardrobe and a set of drawers in it, but it is big enough to accomodate a double bed. It has a carpeted floor and 2x double sockets. It also has a cable tv connection.

The master bedroom has a built in wardrobe with 6ft's worth of sliding mirror doors. Into the wardrobe, i have cunningly created the computer centre, this has it's own power supply as well as lighting, plus all the cabling for 2 pcs, broadband, cable tv and the phone. The bedroom also has a ceiling fan, and a twin 240v socket and is carpeted.

The boiler is in a cupboard at the end of the passageway, providing on demand hot water and running the gas central heating.

Access to the loft is through a fitted folding ladder that sits on the inside of the hatch. Conversion of the loft was my next project and it has electricty up there but that's about it so far. The loft is insulated to government standards.

The stairs and passageway are carpeted.


THE BATHROOM:
The bathroom is also upstairs, this has been extensivley refurbished by myself and now boasts a full size corner bath with matching pedastal sink (and matching taps) and matching close coupled toilet. The bathroom has a beautiful crisp appearance and is completely tiled top to bottom in amazing "pearlesque" tiles. The bathroom whilst not a "wet room" is completely watertight to a depth of 1.5" - i know because my daughter has kindly "tested" it for us on numerous occasions! There is a tongue and groove ceiling with 5x20w halogen square chrome downlighters.


DOWNSTAIRS:
Entrance to the house is through the front door, which is a spanking new one and looks good and is very strong. It has a thing called a "letterbox" as well Laughing Laughing This brings you into the hallway which is ummmm "compact" although it is big enough for a shoe rack and a coat stand. The floor is laminated in a high grade oak laminate. This follows through into the lounge.

The Lounge:

The lounge is approx 26' long by about 12' wide. The whole room has the hi grade laminate flooring throughout. This room again has undergone extensive refurbishment, new glass panelled doors allow for lots of natural light, artexed ceiling, with 2 chrome light bars using 8x50w dimmable halogen lights - wonderfully bright or nice and cosy. There are chrome dimming switches. 4x double sockets, a new tv and FM ariel were recently installed and there is a cable tv point as well as a sky socket and a phone socket. I removed the rubbish old council gas fire and opened up the fireplace as a feature, putting in a new fire surround and a hearth. I have also fitted new UPVC DG french doors to the back wall which open out into the garden - more about that in a minute!

KITCHEN:

The kitchen has been treated in the same way as the rest of my home, and has had a lot of time and money spent on it. It features a fully fitted kitchen with ivory coloured cupboard doors and drawer fronts with contrasting black granite effect work tops and upstands. There are actually 10 sockets here but all cunningly hidden from view. There is a new stainless steel sink. There are connections for gas and electric cookers but the gas has been capped off. There is a stainless steel oven and hob, as it is fitted, it will need to stay. There are the usual connections for a washing machine. The floor has been tiled and this follows on into the utility room.

UTILITY ROOM

Decorated to compliment the rest of the kitchen, this room would be big enoug for a dining table but we chose to have the fridge freezer and tumble drier out here. there are 2 double sockets here as well as a spur that runs outside to a waterproof socket. There is a large cupboard under the stairs that until recently housed an entire mobile disco, now sadly it's a store room for camping equipment. This is also where the side entrance to the house is.

OUTSIDE:

There is a porch area by the side door, this was "built" by the previous tenent but is rather ummm shabby. I have meant to take it down for the last 4 years but it's such a handy space...there is a waterproof socket here and a light so your missus can have you slaving away under here for hours at a time - even in the dark and the wet Embarassed Embarassed

BACK GARDEN:

From the "porch" we go into the back garden approx 65' long by about 30' wide. I have split the garden into two areas, the adult section and the kids section. The adult section has a huge wooden decked area about 26' long and 8' wide, this has a pergola on it with a variety of climbing plants coming up over it and the back wall of the house. No need to worry about a BBQ and rain here, just bung a tarp up!!

There is a huge weeping willow in the middle of the garden and we've just had it pruned professionaly allowing lots of lovley light back into the house!

There is also a small wildlife pond in the adult section and a "forest floor" feel to the adult section.

There is a galvanized metal shed on a base 7'x5'. The kiddies section of the garden is still under construction, the entire section will be wood mulched. Currently there's a 14ft trampoline a 8ft boucy castle, a play tent, swings a slider and a 10ft swimming pool there so you get some idea of the scope here.

The entire garden is screened off on all sides with good quality 6ft fence panels and a further 1ft trellis on top. The posts are concrete as are the weatherboards - not a 5 minute cheapo job!

The rear fence was put up by the school and is 12ft high steel mesh - great!! No footballs, and no burglars! There are a variety of climbing plants growing up this fence.

THE FRONT GARDEN:

it's about 20'x30', concrete driveway with double gates and a small south cerney stone section with a palm tree in the front. It's completley enclosed with a fence one one side, a wall and gates on the front and a chainlink fence on the other side.

We are close to all the usual amenaties, swimming pool 5 mins, sports centre 5 mins, loads of schools, doctors 2 mins, dentist 3 mins, bus route 1 min, shops etc all on the doorstep (well nearly).
