We have a lovely 3-bed, semi-detached, family home with outhouse, brick shed and large front & rear gardens with hard standing area for at least 3 cars. Upstairs comprises of 2-double sized bedrooms, a single bedroom (not a box room) and a good sized family bathroom with shower over bath. Downstairs there is a lounge, a good-sized kitchen diner & a good-sized hallway. The kitchen door leads straight into an outhouse where there is a utility room and a toilet. The outhouse leads both out to the front and rear of the house. All windows are double-glazed.

This is a council house.

In the kitchen there is plumbing for a washing machine/dishwasher a pantry cupboard, a gas fire (which houses the gas boiler behind for the gas central heating) and just outside of the kitchen door there is another large cupboard which has plumbing in for a washing machine/dishwasher.

Downstairs the kitchen floor through the hallway to the front door has been laid with cream/beige mottled tiles and the lounge has been laid with a very nice oak laminate. These floors are very easy to keep clean.

The rear garden has well established raised flowerbeds along the left side of the lawn. There is also a patio area with a large pergola over the top.

There is carpeting up the stairs and across the landing. There is also a carpet in the double bedroom to the rear of the house. The front double bedroom has been laid with a beech laminate, as has the bathroom. The single bedroom has been laid with a slightly darker laminate.

The house is NOT on an estate. It is situated directly across the road from the local primary school & pre-school. Just a very short walk away (2 mins) there is a church, post office & General Stores, Chinese take-away/Fish & Chip shop, Italian restaurant and a pub. Also in the village are further restaurants, another pub, several tearooms, a fruit farm, a butcher, hairdressers and 2 garages (not petrol stations) amongst other small businesses. There is a main bus service running to Sidmouth/Exeter every 30 mins and bus services also running to Exmouth and along the Jurassic coastline.

Newton Poppleford is situated along the A3052, almost 5 miles away from the seaside town of Sidmouth, 8 miles away from the seaside town of Exmouth and 11 miles from the city of Exeter. Exeter airport is 8 miles away. The nearest train stations are at Exmouth & Exeter. Beautiful seaside resorts and picturesque countyside surround us. Newton Poppleford is classed as an “Area of Outstanding Natural Beauty”.

WE REQUIRE

A 4-bed in Colchester or surrounding area within a 20 mile radius. A large 3-bed would also be considered if it was in the right location.
