If you are serious about an exchange then I will send you some pictures. Well as for the description here

goes,
Front garden is large for a front garden I have a 20’ caravan parked here and my land rover discovery 4x4 on its

own drive, there is a set of 10’ steel gates on the drive, to the garden, this is all graveled for ease of care.

The house is a semi and the path down the side of the house has a 7” wooden gate to keep the dogs in and trying to

keep two young jack russels in was a job on its own. The back garden is aprox, 35’ across by a good 100’ in length

this is split in 3 with the top slabbed and Decked. then a 3’ fence, a further 40’ of grassed area, then the rest

is concreted for the 3 sheds and the greenhouse at the bottom of the garden.
The house
The front door is on the side covered by a sheltered roof, you come into the house with the stairs to the left and

the very large kitchen/diner in front, to the right is the living room/Diner, this has a large bay window of which

we have a 3 seater settee in and a second double window further on so there is plenty of light. this room is easily

big enough to have a six foot dining table in if required .
Upstairs there are 2 large double bedrooms and a single bedroom but even as a single we have put bunk beds in there

with enough room for a wardrobe and draws. There is also a bathroom with the usual bath wc sink well it’s a

bathroom. The loft entrance hatch is on the landing. This is big enough for a double conversion if needed, there is

a few houses locally that have done this so permission should be easy. The kitchen has a slight extension so if

this was to be raised it would make the single bedroom into a double there’s another opportunity. there are many

local houses that have converted the loft into two more bedrooms, so the possibility of converting to 4/5 bedrooms.

The dinning room and living room have been knocked into one to give a very large living space, but could easily be

put back or changed into another bedroom.
There is gas central heating double glazing all round security doors front and back and I have the right to buy,

very close to local shops 15 mins to town centre and beach, 10 mins wlk to train station or half hour to bristol by

bus. on major bus routes to all areas. Local schools 2 primary 2 large secondary and infants. there are also 2 pre

-schools. Large play park for the kids 2 min walk.

Room Sizes are in meters: Then in Feet:

Lounge: 4.54 x 6.54 = 15 x 21.5

Kitchen: 3.58 x 2.66 = 12 x 9

Toilet: 1.80 x 1.98 = 6 x 6.5

Small Bed: 1.53 x 2.51 = 5 x 8.3

Middle Bed: 2.72 x 2.99 = 9 x 10

Large Bed:2.93 x 3.20 = 10.7 x 10.6
