General description: 3 bed (almost end) terraced house in the beautiful village of Broad Haven, Pembrokeshire (SA62 3JF). 5 minutes walk to the beach, to the local shop and to the local primary school (one of the best schools in the county that takes full advantage of its coastal location for educational purposes). A public football pitch is literally 100 yards away and recently built kids play park for tots as well as juniors is 200 yards way.
The local area: The beach is fantastic, ideal for various water sporting activities such as surfing, boogie boarding, kayaking, etc.. There are 3 local pubs in the village and 3 more in the neighbouring picturesque village of Little Haven. At low tide you can walk on the beach between the villages. There are various woodland walks nearby too.
About the house…
Outside front (north): 30ft long garden with an 8ft high slatted fence at the front and 4ft high walls either side. The garden has been much loved and is well developed with a large mallow tree, buddleia, clematis, honeysuckle, cherry blossom tree and lots of other smaller flowering plants.
There are also 2 (8ft x 4ft) very productive raised veggie beds and 1 garden shed.
Outside back (south): Opens out onto a large communal green area. Small planting areas either side of the doors.
Rooms downstairs: workshop, hallway, toilet , kitchen, storage room and lounge
Rooms upstairs: 3 bedrooms (1 small, 2 large with built in wardrobes), bathroom, 2 large storage cupboards
Shed: 8ft x 4ft, blue in colour, very useful for storing all the bikes, boogie boards, wetsuits etc.
Workshop: nice space for doing arts and craft or potting plants. Plenty of room to store all your tools
Hallway: leads to downstairs toilet, kitchen, stairs and finally the lounge.
Kitchen/diner: fairly roomy and tidy, comprises of usual fit out. Large window over kitchen sink that looks out over the garden
Lounge: with open fireplace and plenty of room for 2 large couches & coffee table

Parking: Although parking is not allocated there is plenty available outside in the cul-de-sac which is split up into an adequate number of spaces for the street. We have 2 cars and there is never a shortage of space.
Neighbours: We have lived here for six years and developed good relationships with all our neighbours. Both adjoining sides are very pleasant people and there have never been any disputes.
Sky TV: The Sky dish is installed and ready to go.
Additional planning: application granted and plans approved to convert the attic into an additional room.
