PostAdvert Subject: Any 3 bed considered. Lincs or Notts on offer

Hello

I have a 3 bedroom house in Grimsby, near to schools, colleges, bus routes, shops and swimming pool. I am between the village of Scartho and Grimsby town centre and my postcode is DN33 1BQ. House is on the very edge, literally the first road. It's a very quiet road and not many people or cars goes up or down, people don't use it as a 'cut through' or anything like that. There are no houses behind us, just the church hall. House is terraced byt really only on one side as on the other side is an alleyway that leads to the garden so the houses are only touching in the bathroom and one bedroom. It's a little hard to explain, sorry. The street is made up of small rows of houses, not just one long terrace. There are four houses in this row, with my house being the second.
Neighbours are nice and quiet. On one side are a couple we very rarely see or hear a thing from and on the other side is a couple with children. They moved in about six months ago and seem very pleasent and are quiet, as is everyone here really. There are a few other families with children and the rest of the houses are older people. Quite a lot of the houses are bought and this house has right to buy. Three years ago when I enquired about buying it was valued at approximately £60,000, though I suspect prices have risen since Grimsby is still fairly cheap if you are looking to buy in the future.

The house is owened by Shoreline Housing who I have always found helpful, get jobs done and deal with problems swiftly. People here are very friendly and helpful. There are no problems with outsiders being shunned like you sometimes get in small communities. As soon as I speak people know I'm not from here but I have never felt unwelcome and this estate has a nice friendly, community feel and if you want to be part of that you are welcomed and if not people let you be. The residents association organise various events and trips through the year. We have been to Blackpool, Mablethorpe and Bridlington with them at very low cost. they also hold auctions and boot sales.

Grimsby town centre is about 25 minute walk away but there are also several buses that will take you there from the bus stop about two minutes away. Town centre has plenty of choice of shops and two markets that are open several times a week. There is every supermarket you can imagine and also large argos, comet, homebase, b&q and simular stores. the train station has good links to many larger towns nearby such as Lincoln, Hull, Manchester and Doncaster. There are also many buses and also coaches that run for the bus station in town so even if you do not drive you can get around very easily.
House is close to countryside, open spaces and wooded areas for walks, picnics etc (Dixon wood, Weelsby woods and Bradley wood) On the next road there is a children play centre with soft play, amusements and laser quest which costs £2.50 for a two hour session (everything inside is free) They also have serve food and have bingo nights for adults (children can play in the play area so you don't have to worry about babysitters) We are never disturbed by it being there and they also have a toddler group, discos and other one off things for the children to do.

The beach at Cleethorpes is about a 20 minute drive, about 45 minutes by bus or 5 minutes or so by train from Grimsby station. There is plently to do there including a multi screen cinema, bowling alley, large indoor play center, theme park, mini railway and tropical zoo as well as the normal seaside amusments, donkey rides etc. Cleethorpes also has a shopping centre and market. The beach and sea are clean and it's a nice place to go for a day out without the need of travelling far.

Lots of schools nearby including one of the best High schools in the county. In the imediate area there are four first/junior schools, four high schools and three college campus' that I can think of, maybe more. the nearest juinor school, which also has daycare and a nursery is Nunsthorpe community school where both my children went. I have been very pleased with them, especially how they have managed my sons special needs. They are very understanding and involve and listen to childrens parents. My son now goes to Toll Bar School in Waltham which recieved an outstanding offstead report and very high GCSE results.

Heating is gas and a new boiler and raidators where fitted last October.House has double glazing and upvc front and back doors that where fitted earlier this year. House was also fully re-wired early this year. The area isn't quite semi-rural but isn't really town either. You have the best of both nearby and easily accessable.

The house has three bedrooms and a large bathroom upstairs. Bathroom is easily big enough to be converted into a fourth bedroom (and a new bathroom created downstairs as a few houses here have that anyway) The loft space covers the whole house and has been boarded. The central heating boiler is in a cupboard upstairs which can also be used for storage.

Downstairs there is a dining room, living room, kitchen and toilet. There are also two walk in cupboards and the under stairs space for storage etc. We use one cupboard as a larder and one for coats, shoes, bikes, tools and general storage.

Garden is large, approx 60 x 20 ft and is fenced all round. Also has side access via a lockable gated alleyway. Only myself and the lady next door have the key for that so it's very secure. Garden is mostly grass with a small patio area and flower beds. There is a shed and greenhouse that I would consider leaving. There is a second wooden building my children use as a play house but if it was made secure could be another shed. Garden backs on to the church hall not another house or garden. We use the garden all the time and it's fine but it isn't totally level in places.
Front garden has a grassed area with more flower beds and own driveway with gates.

Living room has a new electric fire. As it's electric it can fitted in the dining room if prefered or removed completely.

Dining room is quite large and has alcoves either side of the chimney breast.

Kitchen is a decent size and fits in a fridge freezer, dishwasher, washing machine and tumble dryer as well as the cupboards. Someone else may fit in more too as I have a range sized cooker which takes up more space than a standard one. The walls in the downstairs toilet have pine wainscott panelling 3/4 of the way up and the rest is painted. Dining room and living room have laminate flooring. Kitchen has vinyl tiles that look like mosaic.

Bathroom has a bath and over bath shower, which was only fitted earlier this year.

Front bedroom walls are white textured wall paper that can be painted and has laminate flooring. Larger back bedroom is painted yellow.

Smallest bedroom needs papering or painting but has new laminate flooring.

House is not fantastically decorated. None of it is too bad though and could easily be changed - walls are flat coloured so can be painted over any colour you liked. If there are any issues with the decor it maybe we can come to some arrangement. I like colours but realise they may not to be to everyone taste if they prefer something more netural.

There is nothing wrong with the house or area, I only want to leave as I am originally from London/Surrey and want to go back to my friends and family. We moved up here as we had waited a long time for a council house in London and it was having a negative effect on my special needs son. We had hoped to buy this house and then move back South but sadly things did not work out that way and lead to the break down of an eleven year relationship. Now I just want to go home.

Have been looking a long time but have been let down a few times now. I'm serious about moving and have no real ties here so can move any time.

I also have a soild link to a 3 bed house in Kirkby, Ashfield (ng17 7pn) for a 3 way swap. They want mine.

Thanks for reading and I look forward to hearing from you soon

Claire
